Formula to calculate carpet area according to RERA
Carpet Area refers to the net usable area within a property that can be covered by a carpet, excluding the thickness of inner walls but including the area of internal partitions. It is one of the most critical parameters for homebuyers and is specifically defined under the Real Estate (Regulation and Development) Act, 2016 (RERA).
Definition of Carpet Area (as per RERA)
According to RERA, the carpet area is:
“The net usable floor area of an apartment, excluding the area covered by external walls, areas under services shafts, exclusive balcony or veranda area, and exclusive open terrace area. However, it includes the area covered by the internal partition walls of the apartment.”

Importance of Carpet Area according to RERA
Transparency:
RERA mandates developers to sell apartments based on the carpet area, ensuring uniformity and clarity for buyers.
Avoid Misleading Information:
Previously, builders often quoted the super built-up area, which included common spaces, leading to confusion among buyers.
Fair Pricing:
Buyers now pay for the actual usable area, ensuring they get value for their money.
How to Measure Carpet Area
To calculate the carpet area of a property:
- Measure the length and breadth of each usable area (room, kitchen, bathroom, etc.).
- Add the areas of all usable spaces, including the internal partition walls.
- Exclude areas such as balconies, external walls, service shafts, and open terraces.
